USDA Mortgages

A USDA mortgage is a loan secured through the U.S. Department of Agriculture (USDA). USDA mortgages are a low down payment lending option to assist in the purchase of homes in designated rural areas.

Buyers must meet specific income levels to qualify.  Monroe County and the surrounding counties in the Rochester region all have a number of areas designated as eligible for USDA home mortgages.  Contact GRB for more information.

USDA Loan Overview

If your house is in a designated rural area and your income falls within certain limits, a U. S. Department of Agriculture (USDA) loan can help your family obtain a home mortgage.  Some program details include:

  • No down payment financing for qualified applicants
  • Up to 6% seller’s concessions to help pay closing costs
  • Lower Mortgage Insurance requirements than Conventional or FHA loans
  • Primary residence only

To see if a home you are interested in may qualify for a USDA mortgage, use the map locator tool on the USDA website. About 92% of the U.S. is deemed rural by the USDA, including some areas in Monroe County and surrounding areas.
